How pricing actually works

Text a photo of the job, get a fixed price back — not "starting from," not an estimate that drifts. For most standard work (TV mounting, furniture, disposals, fan swaps, drywall patches) we quote from the photo and lock the number before we show up. For larger jobs — kitchen and bath remodels, deck builds, long fence runs, full flooring — we send a free, fixed written estimate after a quick on‑site walk‑through. No per‑hour billing. No "discovered scope" surprise add‑ons. Materials are itemized so you can see what you're paying for. Every job is backed by a 90‑day workmanship guarantee; if something we did fails in that window, we come back and fix it on us.

Minimum service call: $149. Per‑item "from" prices apply when a visit covers several items or a larger scope; for a single small task, the visit is billed at the $149 minimum. We tell you the exact number before we book — no surprises on the invoice.

What we don't do (and who to call instead)

We work to the limits of a residential handyman scope. The list below is genuinely outside what we do — text us anyway and we'll tell you who to call:

• New electrical circuits, panel upgrades, EV chargers — these need a C‑10 licensed electrician for permit and inspection. We do switches, fixtures and smart devices on existing circuits.
• Main‑line plumbing, sewer line work, water heater swaps — call a C‑36 licensed plumber. We do faucets, disposals, traps and fixture installs.
• Garage doors and openers — torsion springs are dangerous and a specialist trade. We do add‑on smart openers like Chamberlain myQ and Tailwind iQ3 on existing doors.
• Roofing, gutters, structural framing — call a roofer or a licensed general contractor.
• HVAC, ductwork, mini‑splits — C‑20 HVAC contractor; we don't touch refrigerant or sealed systems.
• Asbestos abatement — pre‑1979 popcorn ceilings and certain old vinyl flooring can contain asbestos. We test‑flag, stop work, and refer to a certified abatement contractor.
• Hardwood refinishing or large hardwood installs — these go to a flooring specialist with proper dust containment.
• Auto / vehicle window tinting — we do residential only; call an auto tint shop.
